Common problems we fix

  • A stair door that will not lock

    The street door won’t lock, so the stair isn’t secure.

    What we do. We check the closer, the lock release and the door itself, because any of the three can stop a door locking. Worn stair doors can be replaced with a door made for the opening.

  • Lost fobs and tenants who leave

    Keys and fobs leave with tenants, contractors and former staff.

    What we do. Fobs are switched off one at a time, so a lost fob stops working without reissuing everyone else’s. Mechanical locks get new cylinders, keyed alike where that helps.

  • One flat cannot hear or open

    A handset buzzes but won’t open the door, or callers can’t be heard.

    What we do. We test the handset and the cable to that flat before anything else. One handset can usually be replaced on its own, so the rest of the stair is not disturbed.

  • The same fault, again

    A system repaired several times by different contractors, and still failing.

    What we do. We trace the cause before replacing parts, and tell you plainly when a repair no longer makes sense and a new panel or a rewire would.

How a job runs

From the first report to the invoice

  1. Report

    You, or a resident if you prefer, report the fault by phone, email or the form, with the address and what is happening.

  2. Visit and diagnose

    We test the system or door and find the cause.

  3. Quote and approval

    Small repairs can be done on the visit if you set a spending limit with us. Anything larger is quoted for your approval.

  4. Work and test

    We carry out the work and test it from the door and, for entry systems, from the flats.

  5. Invoice

    The invoice describes the fault found and the work done, so you can pass it on to owners.

Questions from factors and landlords

Do you work on systems that other companies installed?

For door entry, yes: much of our work is fault finding on existing stair systems. For access control, tell us the make of the controller first, because some systems need the original installer’s software.

Can residents report faults to you directly?

Yes, if you want them to. Tell us how you want reports handled and who approves work, and we will follow it.

Do you hold health and safety accreditation?

Yes. We are PQS Health & Safety Approved under the SSIP scheme (certificate SR347116219), and approved by the Master Locksmiths Association (licence 003959).

Do you quote before starting work?

For anything beyond a small repair, yes. You get a quote to approve before we order parts or start.
